Radio Show: "For Sale – Mother-in-Law" Having Fun with Real Estate

Today we are going to take things lightly and talk about my experiences over the past 14 years.  Some are outright funny, others and witty and at the end of the day, they were all for making things happen for you.  I have told you many times, that real estate negotiations is both emotional and financial decision.  We spoke of loan approvals and real estate contracts before.  Now let's focus today on the emotions, some will make you laugh, some will make you cry.

Radio Show: Home buyers and sellers need to familiarize themselves with contingency clauses.  They are not only used to protect you, however they can be used as good negotiations tool.  Using them as negotiations tool is a skill I use to effectively negotiate the terms and sometime price of the home.  Other times, they are just used to protect buyer or seller interests.  A contingency is a future event or circumstance that is possible but cannot be predicted with certainty.  I look at contingency as a condition in a real estate contract.  Typically when you buy goods from a store, you get 30 day money back guaranty.  It is difficult to return a house and you get time before you commit to evaluate the home and to make sure it fits all your needs and wants.

Radio Show: Appraisals are integral part of real estate transaction

Appraisals are done to protect the lender.  Lender is giving you money to purchase the home and lender wants to make sure that their money is protected.  Home Appraisals are always performed by a licensed real estate appraiser.  When buyer's contract for purchase gets accepted, many times it is conditional upon home appraisal coming in at the price you are paying.  In today's markets appraisal contingencies are waived by buyers who have enough down payment to purchase the home.  Low appraisals can break real estate deal.  In rising markets of today, the appraisals are lower than the contract price in many cases.  As buyers and sellers agree on the purchase price and terms of the home sale, that is the market value of the home if the deal closes. Appraisals however are backward looking.  They look at what is recently sold in the neighborhood.  Appraiser then makes adjustments to the sold properties to match the characteristics of the SUBJECT PROPERTY, to come up with the appraised value of the property.

Radio Show: If you think home buying is a tough decision, selling your home is even tougher.  Home sellers not only have to worry about selling current house, however, they also want to think of buying another one.  Some decisions may be sudden, like relocation due to job or other family reasons.  However, other decisions take good amount of planning.  Seller may sell, because they want good schools for the kids.  Just like buyers buy at different school stages of the kids, seller's sell.  First time they sell, may be when the kid wants to go to elementary school with a good API score.  Second time may be when they enter middle school and high school.  and when kids are out in college, sellers may down size to a smaller manageable home.  I help sellers in every stage of their life. Surveys show that seller's sell on average of 6.1 years and think of selling almost 4 to 6 months before they actually put the house on the market.  Today I am going to talk about all the seller services I offer to make this transition a smooth transition.

Radio Show: What is your New Year resolution, Buy a home for your family?  May be buy a bigger home for your family, sell the current one.  Whatever your choice, Home Ownership has its privileges!  Those start from having a home that you can call your OWN.  You can make improvements that you like, you can do gardening, upgrade the kitchen with now popular granite counter tops, cherry wood cabinets, designer paint, paint that matches your personality, furniture that makes you comfortable and the yard, the flowers, the summer barbecues, friends, family and parties…One of the things that is important to me is the place for kids to grow, place they will remember, the fun they will cherish.  Your kids are going to be with you only until they finish High School, then they move out.  Providing for the kids is one of the most satisfying factor for me.  http://youtu.be/GhugzBizrq4
